How Canadian rental prices spiralled out of control
Brad Badelt City News (Canada) (No paywall)In today’s Big Story podcast, this isn’t just a big city issue. Even in smaller municipalities, the average cost of rent has skyrocketed. More and more Canadians, priced out of the housing market, are looking to rent. And, at least right now, there simply aren’t enough rental properties to go around.
Brad Badelt wrote about the state of renting in Canada for The Walrus. He’s on The Big Story to explain how improving the lot of Canadian renters may require a cultural shift away from prioritizing home ownership.
“Renting is still seen as a stepping stone to ownership, it’s not a destination unto itself,” he said, “trying to find a rental suite for a family, a 3 bedroom… is really difficult, rental suites tend to be studio apartments or one-bedrooms, and I think that’s a relic of what renting was maybe at one point in time, but certainly isn’t today.”

For years, landlords have been squeezed by a series of tax changes that have been made even worse by high interest rates.
Many small-scale landlords have sold up. Others have moved into company structures, or flocked to what for years was a small, lucrative oasis of tax perks – the holiday let sector.
But it seems the Government is lining up the short-term rental industry as the next casualty of its property investment crackdown.

One agent said the rental market in his area was "frenzied" as tenants tried to secure the few available properties.
The Royal Institution of Chartered Surveyors (Rics) said a similar picture was being seen across the UK.
It is likely to push up rents further, averaging at a 4% annual increase, adding to pressure from rising prices.
UK to update mould and damp guidance for housing sector

The government has committed to review and publish fresh air quality guidance in 2023 for the housing sector looking at addressing mould and damp in homes.
The pledge has been made in a new Draft Clean Air Strategy that is the subject of a ten-day consultation closing this week.

Let’s remember that, when it comes to social and affordable housing, the backdrop to that contest was a decade of federal inaction. Granted, the action of then Treasurer Scott Morrison in setting up the National Housing Finance and Investment Corporation (NHFIC) to provide ‘cheaper debt finance’ for low-cost housing providers had been a positive move. But there was no serious government money behind this, nor any real ambition.
In 2022 Federal Labor, still reeling from its 2019 election defeat, had walked away from the modest landlord tax reform proposals Bill Shorten had taken to that contest. Albanese’s 2022 housing platform was, nevertheless, a reasonably broad ranging bundle.

The increasing use of RentTech is making it easier for landlords and rental agents to screen prospective tenants, allowing them to use algorithmically-driven data to narrow down applicants.
It's great for rental agents, but not so great for vulnerable renters who find themselves on the wrong end of the algorithms that are can determine who does, and doesn't, win a tenancy in a tough rental market.

In a national survey of 1,020 renters on their use of rental technology, consumer advocacy organisation Choice found 60% of renters were uncomfortable with the amount and type of information they were asked for when applying for a rental using rent-tech platforms. Almost one-third (29%) said they had at least once chosen not to apply for a rental because they did not trust the tech company taking their application with their data, and 41% said they felt pressured to use it anyway.

Alistair Sisson The Guardian (No paywall)Australia’s housing crisis is going from bad to worse. Advertised rents rose more than 10% in 2022. In Sydney, rents for new tenancies rose more than 17%. Many renters have been hit with triple-digit rent increases.
Last week, Reserve Bank governor Philip Lowe warned that tight vacancy rates mean more rent rises are likely and could cause further inflation. Rents are the second-largest component of the consumer prices index, which measures rents for a sample of properties across Australia’s capital cities rather than just those recently on the market. It’s therefore yet to fully reflect the rising costs of a new rental. We can think of new rentals as the canary in the coalmine.
