After decades of neglect a housing accord could be the game-changer Australia needs
Brendan Coates and Joey Moloney The Guardian (No paywall)Australia’s housing crisis has been building for a long time. Home ownership rates have been falling among younger, poorer Australians for decades. Half of retirees who rent are living in poverty. And homelessness is on the rise.
The pandemic has made the crisis worse. And it’s low-income renters who are suffering the most.
Rental vacancy rates are at record lows. Rents are rising by as much as 15% a year. Shocking stories abound of Australians sleeping in tents, caravans or even their cars because they can’t find a home they can afford to rent.
The Covid lockdowns and the work-from-home revolution have spurred a new “race for space”.

Cait Kelly The Guardian (No paywall)As rents soar and properties are snapped up before even being inspected, those living on the bottom line are hit the hardest.
When Danny opened the letter, he was shattered. The two-bedroom home he was renting in the Melbourne suburb of Preston was about to go up by $30 a week.
He would have to move.
Danny, who does not want his last name used, decided to look for a new place with three friends but – after countless applications followed by countless rejections – the 25-year-old is now living in emergency accommodation.

Ilias Bakalla SBS (No paywall)Rochelle Ryan describes herself as homeless. Since July last year she has been living in a tiny house on a friend's property on the outskirts of Brisbane.
She connects to her friend's house for electricity and water, but has to use her friend’s toilet.
“I am planning to get an incinerator toilet installed in my tiny home,” she told The Feed.
“Most people see tiny homes as a holiday home. This is not a holiday for me. I'm homeless.”

‘Ghost town’: Country’s move on rental crisis
Aussie renters are exposing a dodgy – and alarmingly widespread – tactic used by landlords and real estate agents to force out tenants and score even more rent in the middle of the nation’s housing crisis.
A resident of Zetland in inner Sydney recently ignited a fierce debate after taking to a local Facebook group to claim real estate agents were “bullying tenants in the area and using whatever law they can to kick people out”.
The social media user shared a notice they had received from their agent to vacate the property – for one disturbing reason.
“I was given 90 days’ notice to move [as] the owners are supposedly moving back in – also overseas owners,” the tenant posted.

Michael Koziol The Sydney Morning Herald (Paywall)NSW would need to build 75 per cent more homes than forecast over the next five years to keep up with demand and avoid the housing crisis getting even worse, with the new government hinting it may have to go further than anticipated to turbocharge supply.
Departmental briefing documents seen by the Herald show the state is expected to deliver just 36,000 new homes a year for the next five years, when it needs 62,800 – a shortfall that Planning Minister Paul Scully described as “greater than we thought”.

Tamsin Rose The Guardian (No paywall)Every morning Daniel Mookhey is confronted with 14 pairs of glasses – most of which have interchangeable arms. The New South Wales treasurer assesses about 90 sartorial possibilities, before deciding which option to wear that day.
It’s a little like how he approaches his new job. Three weeks into the role, and ahead of his first budget, he is confronted with a housing crisis, concerns over energy and rising costs of living – along with more than $7.1bn in financial blackspots.
From his office, the 40-year-old speaks about how he’s assessing options to address housing issues, investigating how London, Hong Kong, Singapore, New York and San Francisco are tackling their own crises and seeing which – or what combination – could work here.

Jordyn Beazley The Guardian (No paywall)Councils responsible for some of New South Wales’ most popular tourism destinations are urging the incoming Minns government to give them the power to further restrict short-term holiday rentals.
In December, the Byron shire council, which has the highest rate of homelessness in the state outside Sydney, voted in favour of introducing a 90-day cap on some short-term holiday rentals in an effort to generate more long-term rental supply.

Elias Visontay and Tamsin Rose The Guardian (No paywall)“Paltry” planning requirements for affordable housing across Sydney pale in comparison with cities such as London, say planners who believe the state government must intervene to disrupt the status quo of councils frequently rejecting development proposals.
Efforts to boost affordable housing should be focused in suburbs surrounding Sydney’s metro and train stations, the managing director of prominent architecture firm Bates Smart, Philip Vivian, said. However a “planning vacuum” along these corridors is effectively giving developers “windfall gains” with no requirement to build the types of homes the city needs.
Instead, Vivian said the state government should step in to deal with housing proposals within a short radius of stations – along new and existing lines – and incentivise developers to include ambitious affordable housing components through fast-tracking planning approvals.
