Reimbursement for urgent repairs
You can send this sample letter to your landlord when you have had to carry out urgent repairs to your property and need to be reimbursed. Make sure you have read and followed the procedure set out in the urgent repairs section in Factsheet 06: Repairs and Maintenance.

I am writing to seek reimbursement within 14 days under section 64(1) of the Residential Tenancies Act 2010 for the amount of $[amount] for repairs to [the blocked toilet at the above premises.]
I notified you of these urgent repairs on [date] and no action was taken by you [to arrange repairs to the toilet]. Under section 64(3) of the Residential Tenancies Act 2010, I can authorise repairs up to $1000 by a licensed or qualified person as I have given you reasonable notice that urgent repairs are required and you have not taken any action.
I enclose a receipt for the money I have paid to the plumber. Please repay this money within 14 days or I will be seeking orders from the NSW Civil and Administrative Tribunal for the reimbursement of the money owed to me.
