SAMPLE LETTER

Repairs

You can use this sample letter when you need repairs to be done in your property and the landlord or agent has not carried them out. It assumes you have already been in touch at least once.

As previously advised on [date], the following repairs are required at the above premises:

-    [The handle on the master bedroom door is faulty and needs to be replaced.]

-    [The tap in the bathroom needs a washer replaced.]

-    [The window in the front bedroom is cracked and the glass needs replacing.]

To date no action has been taken. Please arrange for the necessary work to be done within the next week.

If these problems are not satisfactorily attended to within this time, I will be applying to the NSW Civil and Administrative Tribunal for orders to rectify this situation.

If any of these matters are the responsibility of the owner’s corporation, I ask that you forward my letter to it or the strata managing agent for their prompt attention. [Delete this paragraph if premises are not part of a strata scheme.]
