Condition report dispute
You can use this sample letter where you move into new premises and the condition report you have been given by the landlord at the beginning of the tenancy is not accurate. Having a correct condition report means there is less likelihood of a bond dispute when you move out.

I write concerning the condition report you provided to me on [date] as a record of the condition of the premises at the beginning of our residential tenancy agreement.
The report is inaccurate as it states that [the washing machine is clean, working and undamaged. No washing machine was provided with the premises.]
Please confirm in writing that [there was no washing machine provided with the premises] and that the condition report dated [date] is in error on this matter.
Should this not be confirmed to me in writing within 14 days I will apply to the NSW Civil and Administrative Tribunal for an order that the condition report be amended.
